Lease and Lease Plans
All leasehold properties are created by solicitors who create a lease, from which the Land Registry prepare a Leasehold Title Register and Title Plan. The Lease is similar to a long contract and sets out all the terms relating to ownership of the leasehold property. With Leasehold Properties there are 3 main documents of Title, the Leasehold Title Register, Title Plan and Lease, so when selling a leasehold property the vendor will supply all of these documents to the purchaser's solicitor.
The lease will state which parts of the property are shared with others (the common parts), such as entrances, bin stores and car parking areas, and will usually have a detailed lease plan attached to it.
When obtaining a copy of the Lease it is usually wise to also obtain a copy of the Leasehold Title Register and Title Plan, as the three documents together authenticate ownership of a Leasehold property.
